“My friend is a top-10 best selling realtor on the North Shore. Told me on the weekend that he’s able to spend a lot more time at home with the kids now, because the market is so slow. He doesn’t see any change on the horizon, and feels that this is the reckoning the Vancouver market has been long overdue for.
Reminds me that we shouldn’t assume all realtors are market pumping dolts. The best of them understand that the market comes and goes in cycles, and that they need to have a different strategy to extract the most value out of each part of the cycle.”

  1. It is amazing to me how EVERY realtor is a top ten seller.

  2. Many realtors in theirs minds do see a correction in place. But taking their opinion publicly, is a different story. Larry Yatkowsky is one realtor that has hinted on his blog that, it’s looking bad.

  3. I talked to a realtor yesterday at the golf course. The whole conversation was me trying to get him to just say the word “bubble”. He didn’t take the bait, stuck to his talking points. It’s like a cult, I tell ya!

  4. Well there’s some positive; a great uncle of mine once told me he never regretted the decision to spend more time with family than work more. He said too many people realize this only after it’s too late.

Enjoy the well-earned hiatus, I’m sure he’s been saving for such a possibility.

    • Just between the two of us, Dr. J… I can tell you that Meryl Streep is inordinately pleased by this ‘sudden’ turn of events…

  6. Van’s YTD dollar volume is down 27% from last year, which also means a 27% reduction in commissions. If we assume that agents are lowering their commission on current sales by 1-3%, then commissions could be estimated to have declined by nearly 1/3 this year.

Although times have been good for agents who have made record income from the boom, one only hopes they didn’t do something stupid with their earnings, like buy or speculate on property, like Mr. Chan on CBC’s report.

  7. OK so here’s a juicy long-range tidbit. I just got back from three weeks in Van, Ottawa and TO to Europe. I saw my Mom, who lived in Van with the rest of the family 78-84: she’d just been on a bus in Scotland with a realtor from Don Mills, Ontario, who told her beyond any doubt this market is hooped, hooped, hooped. Like, a multi-year busteroonie. so much so that this guy, in his mid-fifties, was considering moving to Arizona or Dubai. So there you have it from the horses’ mouth, a Toronto realtor. The exact words he used to describe CDN real estate were “it’s been utter, utter madness” quote unquote…

[NoteToEd: FunnyOldWorld – there’s a Taxidermist on the western outskirts of Keremeos whose signage features an AfterHours 24HR ‘Emergency’ contact number. Fancy that. Emergency taxidermy!]
