Reader ‘ams’ proposed [VREAA 28 Dec 2010 8:12pm] that we headline this question, for the sake of data points and possible discussion. If you’re a renter and would like to participate, please add your info in the comments section.

  1. North Delta, a “renovation-candidate” 4-bedroom house in a good neighbourhood, $1700/month not including utilities. But we have a lot of money in the bank from the sale of our former house in the summer. We’re…waiting.

  2. Downtown Vancouver, 1-bedroom West End apartment, $1000/month.

  3. Corner of Burnaby / New Westminster / Coquitlam.
    3 br + 2 bathrooms upper floor (~3,000 sq ft).
    All appliances.
    $1,500 + utilities.

  4. Yaletown, 1BR, 660 sq.ft., dishwasher+fridge+stove/oven, carpeted floor, great view, 27th floor (sub-penthouse), great location (1 block from sea-wall), gym, pool, sauna and hot tub, storage space, no in-suite laundry, no parking. $1,440/month + utilities.

  5. East Vancouver, Joyce Skytrain area, sub-penthouse apartment 2BR+1 bathroom, 750 sqft, unobstructed view of downtown Vancouver and local mountains. Huge balcony. One secured parking. $1000/month + utilities. (Been here 11 years)

  6. 1 Bedroom in the Westend overlooking English Bay, I have a roughly 270 degree view out of my windows and a bus stop in front of the door.

    $1300/month.

  7. 4 bed, Marpole, $1350 +utilities & yardwork. Reno candidate but still in fairly good shape.

  8. I’ll speak for our tenants:

    Newly renovated 2BR, 800 sq ft, garden-level suite in a house, bright, south-facing, open concept living/dining/kitchen, hardwood floors, large kitchen and bathroom, dishwasher, in-suite laundry, soundproofing, utilities included, use of the back yard, $1300/month. Quiet street in Grandview neighbourhood of East Vancouver. Walking distance to Commercial Drive. No rent increases as long as we behave ourselves 😉

  9. One bedroom (650 sqft) in West End – south facing with a great view of English Bay and the fireworks.
    $1100/month (moved in 6 months ago)

  10. Vancouver West End, steps from English Bay Beach, 20th floor, expansive view north over buildings with North Van mountains behind, small outdated kitchen, big balcony, peek over side for view of summer fireworks. 1000 ft2, 2BR, 1.5Ba, $1900/month, +$55/month for one parking place.

  11. Vancouver, West End, West of Denman and a half block from Lost Lagoon. Three Story walk up – would guess it was built in the 1930’s. Large one-bedroom, approximately 800 sq. ft. Rent is $930 which includes heat, hot water, one secured parking spot and a storage unit. Laundry facilities are in the building basement.

  12. North Van, main floor of small old house. 2br about 750sq.ft. Forested park on two sides. Eccentric landlord lives in tiny basement. $1275 + util, has not increased in three years.

South Granville, 2Bdrm, 2full Bath brand new (when I moved in about two years ago) luxury penthouse in 8-storey building with all appliances, insuite laundry, large insuite storage plus add’l storage locker, 1 parking, large south facing terrace with 180 degree view plus access to shared roof deck with 360 degree view of the city. $1850/month + utlities

    By the way, I sold my previous condo at the peak in 2008 and am just waiting the markt out in this beautiful new space. On the other hand, I am so enjoying the freedom of being a renter, I may never buy again!

    Uh-oh. Not liking where this is headed…..

    3br + 2 bathrooms upper floor + two downstairs rooms +garage. 2500 sq ft.
    All appliances. Laminate floors except bedrooms.
    $1775 plus utilities. Plus minor maintenance.

    Any chance we could meet up and do a little comparison? There’s an extra $3,300 a year that needs explaining….

  23. 50-60 year old “reno candidate” between Main and Cambie and 41st and 49th. Approx 2000 sq ft. 3 bedrooms 2 bathrooms. $2050 per month plus utilities. Been here 6 years with only one small rent increase in the 2nd or 3rd year. Appliances are old – bought my own stove. No dishwasher but we have a portable. Overall not in bad shape but the carpets are tattered. 33 x 122 lot with a converted carport pseudo 1 car garage.

    • Forgot to mention – we have a dog. We didn’t when we moved in but we asked after living here 4 years and they said yes.

      • One more thought – in this neighbourhood reno candidates just get nuked. All the older homes sell quickly and are instantly demolished to make way for mansions.

  24. Between Cambie and Oak in an older “demo candidate”. Approximately 1450 sq. ft., 3 bedrooms, 2 bathrooms, huge back room that’s a converted porch, yard, etc.

    $1500/mo + utils… Appliances are in reasonably good shape and have been replaced when needed. Been here for 6 years and only had a small rent increase, but will probably move due to the condition of the house.

  26. Whoa. Never mind buying, the rent you guys pay is astounding.

    I used to live in Squamish: 700 sq. ft. 2 BR garden level suite in Brackendale, dog allowed, $800 all in. Considered good value for the town at the time I moved away (2008).

    Now: In Calgary (not known for cheap rents, but still):
    1000 sq. ft. main floor (+ storage + laundry room downstairs) in super charming tastefully restored old house, large backyard, garage, deck, all appliances, dog allowed (in fact, daily dog walks provided by the landlord’s daughter, just b/c she likes the dog, also free dog sitting for week long business trips), 5 min. walk to rivers, parks, bike pathss, shops/bars, 30 min. walk to work dowtown, all utilities included.

    • I agree with you CSG, I have been in the Toronto Suburbs for past three weeks for the holidays, i have not visited any apartments but I have looked online rents are much much cheaper in Ontario. I could get a three bedroom 1200 sqf apartment in Toronto for $1500 a month.

    Entire house renovated by owner (it seems like that is his profession) I would say 2-3 years ago. Very solid house.
    Private Laundry included but its in a shack behind the house.

    Been here 1.5 years great landlords that live upstairs.
    Note couple months ago landlord came down and said an inspector was coming to look at the house. I thought shit, they are selling, mad scramble to look for new place. Inspector came and left, no notice from landlords so rent day we ask are you guys planning on selling the house?
    Answer- no we are getting the house assessed for Heloc.
    Landlords are middle class chinese. Hard working nice folk.
    Rent? Get this $750 all inclusive.

  28. Commercial drive area, 2 bedroom, 15 year old condo, 800sf + patio, washer/dryer, dishwasher, underground parking, storage, fireplace (gas included in rent), hot water included.

    $1200, only other expenses are hydro and cable/internet.

West End lowrise, reno candidate (in fact I’m positive it will get one when we move out), 1 bedroom + den, 740 sqft, carpet, newer appliances incl dishwasher, secured parking stall, storage locker, laundry in bsmt. $1235 + hydro. This is the first year they have not raised the rent by max allowable.

    I’m dying to move, but haven’t found anything worth the trouble.

  30. $1400 for 4br house (main and 2nd floors) + utils for entire house. Shared laundry. Large lot, westside, double garage, great neighbours. Demo candidate: roof is ready to leak any day now and approx 1/2 inch insulation in walls/roof. Been here 10 years (yikes) – missed out on buying before the (more than usually) crazy price increases, waiting for the RE collapse…

  31. Cambie St. north of Oakridge, 2br/1ba ~750sf bsmt suite in 50-ish y/o house w/7′ ceilings, decent cond, newer fridge/stove, share w/d with other (1br) bsmt tenant, $1050 incl heat/hw/hydro (and allows 3 cats)

I think the reason we have not bought is because we rent for a STEAL in Kitsilano: newly renovated before we moved in ~1200 sq. ft., 2 huge br, 1 bath (only disadvantage), in-suite laundry, gas fireplace, dishwasher, hardwood floors, large backyard garden suite in house (2 suites) for $1,600. We have lived here for almost 4 years with no rent increase. Our upstairs neighbours are amazing and have been here longer than we have. Our household income is $165,000 annum, but living here is better than buying in the ‘burbs’ and commuting an hour to work. Living here allows us to save $2,000+ month into our investments. We plan to stay here until we buy, which in this market could be a few more years…

    1bd room apartment, built 2009. dishwasher!! but no laundry 😦 laminate floors, patio, soaker tub, street parking. 10 bucks cab ride to downtown for late nights.
    900 includes hydro and internet.. have to pay for cable.
    love, love, love the neighbourhood (main st etc).

Complete SFH in North Burnaby, ~ 2500 sq ft, on a 65 x 110 ft corner lot, fenced backyard, 4 BR, 2 bathrooms, older house, needs some upgrades, but nowhere near a demo, house across the street sold for $800K in the summer. Rent asked in March 2009 was $2000, my offer of $1800 was accepted, increased to $1850 after our initial 18 month lease ended.

Langley (Walnut Grove) 1800 sf detached house, 3 br/2.5 ba, 8600 sf fenced yard, 23 yo house, 2 car garage, garden, excellent location, reasonably updated 5 years ago, older appliances (fridge, stove, microwave, dishwasher, washer, dryer, spare fridge), $1800/mo for whole house. House appraised Nov 2009 at $480,000 (we had considered buying it before we started doing our homework :-), recently renewed our lease for another year). House still probably would sell for $450-480K as benchmark prices in the area are down 3.8% from a year ago but it’s had a new roof since then.

  38. Kerrisdale/Dunbar, pretty house, classic Canadiana architecture, big lawn/garden, 4 BR+den, playroom in basement, all appliances etc. plus good school district for kids. $3,000/month+utilities.

    Anyone willing to spend over $2,500/month can pick up a really nice place.

  39. Lynn Valley- 4 bedroom, 2 full bath+2 powder room, garage,laundry, patio,garage,$2900 a month.

    Agree with 604 Genx, if you are spending over $2500 a month you can get a nice place.

    There are a lot of amateur landlords out there. While looking for this place we saw many houses where the landlord was planning to move into the revenue suite in the basement.

  40. West Vancouver, off Taylor Way above Park Royal.

    Backing onto a ravine/creek with a beautiful outdoor area including a kidney shaped pool, the entire SFH with 4 bedrooms, large loft, living room, family room 3 full bathrooms (master is renovated with rain shower) + 1 powder room, large renovated kitchen. $2900 per month. I can afford to buy this house but why do it when my rent is about 1/2 of what a mortgage, insurance and taxes would be? Even with 50% down.

    Renting is quite liberating after being an ower for so long.

  41. We rent a ground floor 2 bed + den, 1 bath suite (approx 1000 sqft) in the Sapperton area of New Westminster. Walking distance to 2 Skytrain stations. Rent is $950/month including heat, electricity and water.

    The only downside is that our yard isn’t fenced.

    Approx 1300 sqft, 2bdr PH in tall rental building near Granville & 12th. Patio has great 360 view and is big (50% larger than interior space). In-suite laundry plus most appliances are new. Building is older. Heat, hot water included. No pets allowed. No parking included. Good building manager. $2500/month.

    Downtown Vancouver, 15th floor of 20 story premium high-rise tower (premium because it has a indoor pool/sauna facility), 650 sq feet, across from nelson park. Pay $1160/mo rent +$50/car, and have been there for 5 years.

    Currently looking for as-nice a building or larger in the west end with full intention of moving if they go the max increase on the rent again.

  44. Just scored an above ground basement suite in the Cloverdale part of Surrey. Three Bdr/two baths….in-suite laundry, Dishwasher…all brand new for $875.00 am month plus 30% hydro/gas which works out to about $125.00 a month at the most. Five min. to my work. Who the hell would buy when they can rent for that cheap? It took us a few months of looking, but we hit the jackpot for what we needed.

  46. Kerrisdale. 2 br 2 bath, appr 850 sq.ft. corner unit in 30-40 yr old bldg. Hardwood throughout, balcony. 1300/mth.

  47. Langley: Three bedroom, two bath, upper floor of a house. $1,100/mo + 2/3 utilities. Approximately 1,800 square feet, hardwood floors except in bedrooms. Crappy old dishwasher and stove, newer fridge, back patio, yard, garage for storage, shared laundry, inefficient furnace, single glazed windows. Moved in five months ago. Not impressed so far and feel sorry for anyone that actually owns a 25-year-old crap shack like this. Probably will stay till spring 2012. Hoping rents will decrease even more if RE values erode a bit over time and move into somewhere newer, or at least where the landlords put some money into things that matter, like energy efficient windows, furnace, etc.

    Hate, hate, hate paying 2/3 utilities. Who ever thought of that, that you pay more because you have a bigger living space? I’m not in all my rooms at the same time! It should be according to the number of people in your house taking showers, etc. Next time, getting utilities included.

    Prior to this place were in Surrey in newly renovated building, 2 bed, 2 bath, 1,050 sf, laminate and carpet, $850/mo + electric. Had a pool, gym, sauna, underground parking, balcony with unonbstructed view of the mountains. LOVED it, but it was going to be sold so we had to move.

  48. Squamish. 3brm 2.5bath. 2300 sqft townhouse about 5 years old. Double car garage, all mod cons, stainless steel and granite. Lease for 2 years for $1900 per month plus all utilities.
