“The figures, while crazy, don’t tell the whole story of the madness that has gripped the market. The real estate board doesn’t keep figures for specific neighbourhoods, but that doesn’t mean there aren’t benchmarks from which to gather intelligence. There are the stories, passed on through friends, retold at Caffè Artigianos. A realtor friend told me about one particular house in Quilchena, and within two weeks I must have heard the same story a half-dozen times. 
 ‘The Greek Church House’, as it came to be known, sits on a moderately quiet street, Maple, behind Saint George’s Greek Orthodox Cathedral. After hearing the tale, I decided to drive by and check it out. It was a nice enough house: a one-level rancher, the type of place you’d be proud to show your parents if you didn’t have to tell them how much you’d paid for it. It had last changed hands in 2006 for $1.5 million; in 2010 it had been assessed at $2.3 million; and then, amid a flurry of missives on the late-March [2011] “offer day,” it was sold to an overseas buyer for $4.3 million. Its listing sheet cooed about its Sub-Zero appliances and walk-in closets, but its 12,482-foot lot was the real kicker: it meant that the next house to be built there could conceivably be almost 8,000 square feet.

    The most telling part about this story: it was NOT, in fact, sold to an overseas buyer. Just ask the listing agent, or run a reverse phone look-up on the address in the fall.

    • don’t forget your mandatory stone wall with white wrought iron fencing and stone lions

      and it has to be a perfectly symmetrical box with matching bay windows top and bottom on either side that fills the entire lot, only with space on one side to walk down the steps to the private entrance for the quad-basement suites.

      and when you walk in the front door, the landing has an 18 foot ceiling with a skylight

      oh and one of those spiral staircases

      i almost forgot, 8s in the address and we’re all set

  4. we believe that some of the people from church had been to our area to check out the noise problem, i just want to spread this news to you guys because this nose problem still exist until today. the 3249 e23rd ave vancouver bc v5r1b6 canada had put a silver plate at the balcony of the house. we are not sure what is the purpose of the silver plate but we are sure that the noise from silver plate is making is irritating. we now have autumn season. winds are getting stronger. the silver plate is hanged near a post, when the wind blows the silver plate, the plate hits the post making extremely loud noises. we are not close to the plate owner’s house, but we still hear lond noises. we are helping the families who live close to the silver plate house. we believe that they have problem resting and sleeping at night. we are also praying God to solve this problem. and you could help us too. you could drop a note to the owner about the plate. if you don’t see any plates at afternoon, then take a look at night around 11:00pm or later. Just spead this matter to the people around you, thank you
